- The rates above are per night per villa is inclusive 21% to government tax and service charge.- Low season rates stated above is only for special last minutes offer and the reservation must be made within 7 days prior arrival.
The rates are inclusive of the following benefits:

Seasonal periods :
Peak season period: 1 July - 31 August, December 20 - January 10, Lebaran period & Chinese New Year
To serve the villa a 50% is required due to scure the reservation, and the balance is required one month prior arrival date.
Villa Capacity:
We strictly observe the villa capacity policy. For example: 3 bedroom maximum occupancy is 6 persons, 4 bedroom villas maximum occupancy is 8 persons. If you wish to have additional guests we must get informed in advance.
Check-in/Check-out:
- Check-in time: 14:00; Check-out time: 12:00. Late check-out (day use) until 18:00 is at additional charge of 50% from 1 (one) night villa rate and subject to availability.
- If you wish to have a party or function at the villa should be inform in advance to the Villa management.
The villa booking procedures:
- To ensure book the villa we required your written e-mail as a booking confirmation, and then we will continue send you a pro forma invoice and Bank details to proceeding a 50% deposit from the total rental outlay due to secure the reservation.
- the balance of payment should be settle prior arrival and accept the payment upon check-in unless for last minutes or the booking made in week prior of arrival date.
- Christmas, New Year and high season period that the remaining due balance should be settle 61 days prior arrival date.
Minimum Stay required:
Low season : 3 nights
High season : 5 nights
Peak season : 7 nights
Cancellation Policy:
- Deposits will be refunded in full less USD 150.00, if the reservation is cancelled 61 days or more prior to arrival (91 days for Christmas/New Year bookings)In the event a reservation is cancelled less than 61 days prior to arrival (or 91 days for Christmas/New Year bookings) the deposit will be forfeited.
- Notice of cancellation must be received by the villa on writing
